MULTATECH has completed several successful projects for the Bromont Group's rejuvenation of Irving Market Center, a transformation into a contemporary retail hub to attract customers by offering a higher level of amenities and shopping opportunities. MULTATECH has provided architectural and engineering design, permitting and construction administration services for new and existing tenants such as Shoe Carnival, PetSmart, Party City, Bellisima Day Spa, Salons of Irving and others.
MULTATECH has assisted Bromont’s sales team during landlord/tenant contract negotiations by providing planning services to potential tenants such as Tuesday Morning, Harbor Freight Tools, and Best Buy, which have included surveying existing space and providing AutoCAD drawings of the space as a "shell." By utilizing the shell and providing visual conceptual tenant improvement drawings, we have allowed Bromont the ability to literally show potential tenants how their store would function within the space. Additionally, MULTATECH has also provided tenants with site plan designs and exhibits required by the City of Irving for Planning and Zoning approvals on multiple occasions.
With each new tenant entering the Center, MULTATECH provides an extensive remodel of the exterior façade as part of the overall rejuvenation. During each design process, we have successfully integrated the requirements of both the tenant and landlord, as well as implemented specific lease requirements as it related to the design and scheduling.
Our architectural and engineering services have been provided for both new store locations and improvements to a current facilities. The Irving Market Center tenants MULTATECH has worked with include:
PetSmart
A 20,090 square foot tenant improvement for the PetSmart Store, including a veterinary clinic, pet grooming salon, storage and restroom facilities.
Party City
A 15,000 square foot tenant improvement and facade renovation for Party City.
Shoe Carnival
A 10,110 square foot tenant improvement and facade improvements for a new Shoe Carnival.
Salons of Irving
A conversion of an existing 10,200 square foot “Calloways” store into the new “Salons of Irving." The exterior walls were converted from pre-engineered metal building components to a metal stud framed wall with colorful EIFS finishes. The interior was completely renovated to accommodate 48 individual hair and nail service suites, complete with functioning plumbing for a sink in each. The facility design included a break room, security room, public restrooms, utility room, and a completely new HVAC system.
